Recladding Costs Auckland
How much will it cost to reclad my plaster home?
Costs for recladding your plaster home will largely depend on the property type and how far you plan to go with your home transformation. Whether your goal is to prepare the property for sale with a stunning new look or simply to secure weathertightness issues and modernise, your budget is going to dictate the project’s scope. It’s useful to have a budget in mind before beginning discussions with any reclad companies, but keep in mind that every project is different and the costs vary depending on the requirements.
When determining a project’s costs, these are the key areas that we take into consideration.
- The size and level of complexity of the project
- Site access, for example if the house on a step site requiring extensive scaffolding
- The extent of the damage to the structure of the building
- Where the damage was sustained – damage to more costly areas in the house like kitchens and bathrooms will require more redecoration work
- Whether the home requires new joinery such as door and window joinery.
Would you like any additional renovations or alterations done at the same time?
When your home is being reclad is also the perfect opportunity to modernise your interior and make any layout changes, particularly if you’re thinking about selling. We’re specialists in reclads that include interior renovations so can provide accurate renovation cost estimates as part of your reclad.
Reclad cost estimates
In our experience re-cladding costs for a stand-alone, mid-sized 3-4 bedroom home fall into the following ranges:
- Remedial Design is usually between $5,000 – $10,000
- Building Consents cost around $4,000 – $6,000
- Building Consultant $2000 – $3,000
- Building Work $150,000 – $300,000
As mentioned accurate costs are largely dependent on the requirements of the home. Typically, the full recladding cost usually sits between $250 – $320K for an average two storey home.
Along with the exterior recladding, this includes timber replacement, new joinery, insulation, deck work, balcony work, roof work and some interior work such as painting and new window architraves. If the property is just a top storey with block on the bottom storey or a small single storey, the cost expectations can be halved. Bathrooms, kitchens, new floors, new fireplaces and interior layout changes are additional extras.
